Register at /register, choose 'Housing Agency', invite your team members, add your first property, then invite the landlord and tenant. The maintenance workflow is ready to use immediately.
I'm a handyman — how do I join an agency?
Register at /register and select 'Handyman'. Then go to My Agencies and request a connection with the letting agency you work with. They'll approve you and you'll start receiving jobs.
How does a tenant raise a maintenance request?
Tenants are invited by their letting agent. Once they accept the invite, they can log in, click 'Report Issue' on their dashboard, describe the problem, attach photos, and submit. The agency is notified instantly.
Who approves a quote?
The handyman submits a quote. The landlord approves it first (if the property has one). The letting agency then authorises the work and notifies the handyman to proceed.
How do invoices work?
Once the handyman completes work and marks the quote as invoiced, the agency receives the invoice and the landlord is notified. Tenants don't receive invoices — they're between the contractor, agency, and landlord.
Is my data secure?
Yes. All data is stored in encrypted Supabase databases hosted in the UK/EU. Each agency's data is fully isolated through row-level security. See our Privacy Policy for full details.
Where do invoices go for our accountant?
On the Team page, agency owners can set an external accountant email (CC'd on every invoice event) and flag internal staff as 'accountants' so they get a copy too. When a handyman raises an invoice, every configured recipient is notified by email and in-app.
We have a finance team — does each accountant get their own email?
Yes, up to a sensible limit. If more than 5 people are flagged as accountants, only the agency owner and external CC get the email — the rest get an in-app notification only. This stops a 20-person finance team from triggering 20 emails per invoice.
What's the difference between 'Approved' and 'Active' for a handyman?
When a handyman registers, their profile is APPROVED automatically — they can log in and use the app. Becoming 'active' for a specific agency means accepting that agency's connection request from the Contractors page. They appear in your handyman dropdown only after they accept.
A tenant moved out — what do I do with their account?
Go to the property, remove them from the tenant list. Their profile stays in your CRM (under Tenants) with all historical requests and notes intact. They lose access to the property's chat and request board, but their own data stays in their account.
Can I trial a plan before committing?
Yes. All plans are free during the beta period. You can switch plans any time from Billing & Plan in Settings. Nothing is locked in — change your mind and downgrade without losing data.
